| Why our homes are so Affordable and such a great value!
Many times, we are asked.. "What's the catch". How can we
build and sell homes so much below other builders! Below is some good info
that will answer many of your questions. Be sure to check out our building
process also. We have a system that we have perfected that allows us to build our homes much quicker than most builders and much more economical. 1. In most cases, a builder will take 6 months to build a home, and another 3 months to sell it. There is a lot of interest that accumulates this way. The interest is passed on to you, the buyer. In our system, we do not do that. We try to have our homes closed as soon as they are built there by eliminating additional cost to you. 2. We are a volume builder and the savings we get from our vendors by doing this volume, is passed on to you. Most builders will do about 5 houses a year. In 2007, we will built 33 homes and for 2008 project 60. 3. Most builders, rely on Realtors or 3rd parties to sell their homes, there by adding that $7 to $10,000 commission to your cost. At 2 K Country Homes, we do list our homes, but it is an open ended contract allowing us to also sell our own homes. This SAVES YOU a lot of money! We only sell direct to customers that have not looked at our homes with a "3rd party". 4. We also pay attention to how much material we use in the construction of a home. Most builders do not and end up with a lot of wasted material that you pay for. 5. We build a solid home but do not put a lot of costly "fluff" in it. We market our homes to "The Working Class" who want a lot of house "for the buck". We do not build $200,000 and up, homes. There are a lot of others that do those type of homes. 6. We construct our homes with multiple siding applications. We use vinyl, Hardi-plank, or brick, thereby giving you a wider price range without sacrificing the structural integrity of the home. |

What is the difference between the different ways in constructing a house? Brick, vinyl, or Hardi-plank. |
| Hardi-plank: Most people are not familiar with this product. If you go up North, it is a common place product. This is a product that is made out of cement and fiber. Hardi-plank is a siding that in a lot of ways compares to brick. It will not burn (like brick won't). It is impervious to the weather (like brick). It is fairly neutral in holding heat (unlike brick) which increases your energy cost in the summer. It adds to the structural integrity of a house. It looks like lap siding and is impervious to hail. It comes with a 50 year warranty. The only Negative, you have to paint it every 15 years or so. But a BIG PLUS, the weight factor rarely causes problems with the footings cracking like brick does. There are companies that exist just because of the Oklahoma soil that brick homes sit on. You see them advertising on TV. Another negative in Hardi-plank, it is a lot more work to use! This is another reason you do not see to much of it. It takes special tools to cut, and special nails to put up. There is a lot more calking and trim work involved in this application. |
| Vinyl: Vinyl is fairly common place, but is the most miss-understood product. Most people associate it with "Mobile homes". This is not true. In Oklahoma, up until a few years ago, you did not see much vinyl on homes. If you leave the state, you will see many other areas where it is common place. Vinyl is Neutral in "heat transference" and is the easiest home to cool. Brick holds in heat at night and in day time (this heat is trying to get into your house, but insulation works to keep it out. It comes with a life time warranty and in most cases is resistant to hail damage. A big plus, there is no maintenance to be done on this product. You never need to repaint it. It does not add anything to the structural integrity of a home. The structural integrity of a home comes from 2 things. As long as it is framed right, and as long as it is wrapped with OSB. OSB is similar to plywood, and covers the whole exterior of the home. This is what adds all the strength to a home to start with. The vinyl siding's job is to keep it dry, and look pretty. All 2 K Homes are wrapped with OSB before any siding is put on it. A lot of brick homes, have it just in the corners of the home (passes code, and the rest is done with "Pink Board"). If you watch a brick home getting constructed, you will notice this. Even if we do brick, we wrap the whole home with OSB. |
| Brick: This is the most common place product in Oklahoma and Texas and a few other states. This is because we have abundant soil that is perfect in creating bricks. There are a lot of "brick plants in Oklahoma" and the shipping cost allows the majority of homes to be done with this product. Other states that do not have our type of soil, uses other types of siding (vinyl and Hardi-plank). The shipping cost of brick makes it a lot more expensive to use in those states. When brick is used as siding, it has to be tied to the frame of the house to keep from falling down (brick ties). If you do research on the different ways of constructing a home, you will find that a properly constructed sided home (Hardi-plank or vinyl) is just as strong as a brick home. It is all about personal preferences. |
